Real Estate Investing

Begin in Real Estate Investing Today!

Just four short years ago I started learning 'how to' invest in real estate.  I started reading books from the 'Rich Dad' series on my plane trips across the country.  After two years of reading book after book I broke down and finally purchased my first property.  It was a two bedroom, two bath condominium.  I furnished it and turned it into a corporate condominium that brought me $2250.00 per month in revenue.  And that was just the beginning.

Since that first purchase I have both flipped properties and bought and held properties for the long term.  In 2007 I made my first real estate purchase over $1 million.  You can do the same and more!

Now is the time to start investing in Real Estate!  Today is the day to get started!  Don't look for 'the right market'.  Look for the right deals!  Deals are available in every market.  Even more so today with all the foreclosures due to the sub-prime fall out.  Begin looking for properties that are well below market value (80% or more).  And they are available.

Flipping Properties or Buy and Hold

Just look at this beautiful piece of real estate I found in Colorado Springs.  It had been on the market for over 200 days.  A prime piece of real estate for flipping or buy and hold.  I was the only person to make an offer on it.  The bank laughed at me when made an offer that was 60% below market value.

That didn't stop me.  I made the same offer again with the contractors repair estimates and they took the offer.  When the repairs were finished I was still $60,000 below market.

The deals are still out there!  If you dont get them then the rest of the investors will.

Why Real Estate Investing

Investing in Real Estate provides the investor an actual asset.  Assets bring you passive income.   That is, income derived from real estate and business investments in which the individual is not actively involved.

Real Estate can be leveraged.  An investor can borrow money against the value of the property.

Real Estate, over time, increases in value.
